Have you ever seen a group of kids push a full size bus in to a pool? We have!
After 37 years if you can think it, we’ve probably seen it!
*We do not tolerate harassment towards guests or staff.*
And so, Per NYS law:
A campground owner may request any law enforcement officer
remove any guest who willfully denies other guests their right to quiet
enjoyment of the campground.

Reservations accepted year round and up to a year in advance.
DELUXE CABINS, TINY HOUSES
DEPOSIT POLICY: Full payment at time of reservation.
REFUND POLICY: 60 Days prior to arrival: Full refund less a $100 cancellation fee.
Within 60 days of arrival, No refund unless the Cabin or House is rerented less a $100 handling fee.
If we cannot rerent the unit and we upgrade another guest to your unit, you will be given the difference between the two units less a $100 cancellation fee.
If we cannot rerent the unit for all of the days you reserved, we will rent it for as many days as we can and refund that money to you less a $100 cancellation fee.
SECURITY/DAMAGE DEPOSIT: $150 for all stays. The unit will be inspected upon your departure.
You will be charged for anything missing or damaged and for any excessive cleaning. If an animal is brought into the unit, you will forfeit the entire $150 & be charged an additional $150. If you violate our Visitor Policy, there will be a $20 per person fee for each Unauthorized Visitor or you will forfeit your Security Deposit, whichever is greater. PETS: Not allowed. If a pet is brought into the unit, you will be charged an additional $100. Additional charge if pillows or mattresses need to be replaced, or repairs made.
SMOKING, VAPING: Not allowed in or around buildings, $450 fee. Additional charge if pillows, mattresses or rug needs to be replaced.
LINEN POLICY: We do not provide linens.
CAMPING CABINS
DEPOSIT POLICY: Payment in full at time of reservation.

CAMPSITES
DEPOSIT POLICY. Payment in full at time of reservation.
REFUND POLICY*. Cancel more than 14 days before arrival - full refund minus a 1 day cancellation fee.
Hall of Fame Weekend: Payment in full at time of reservation. No Refunds.
*CANCELLATION OF EVENTS DUE TO A NATIONAL EMERGENCY SUCH AS COVID-19.
If you cancel outside of your cancellation period, we will waive the need to rerent your cabin or campsite and we will issue you a credit equal to your cancellation fee. This credit is transferable to another person/family, and it will not expire.
All monies paid greater than the cancellation fee will be refunded by check or credit card.
VISITOR POLICY - No Visitors Allowed
Only registered overnight guests are allowed on the grounds. Exceptions may be made on an individual basis for grandparents.
Unauthorized Visitors are never allowed. There will be a $20 per person fee for any Unauthorized Visitors or you will forfeit your Security Deposit, whichever is greater. You will be responsible for this fee and it will be added to your bill.
Partner and children under 18 are considered guests even if they are staying off-site.
QUIET HOURS - 10 PM - 8 AM
We strictly enforce Quiet Hours.
We truly want you to have a wonderful time here, but we want all of our guests to have a wonderful time!
After 10 PM:
-
Use your library voice around the campfire.
-
All radios and outdoor TV's must be turned off.
-
Playground is closed.
-
Violation of quiet hours may result in a request to vacate.
Note: During hours outside of quiet hours music must be kept at a reasonable level that is respectful of fellow guests.
CHILDREN
We love having children at Beaver Valley! There is so much to explore!
-
Children under 9 must be supervised by a guardian.
-
All children must return to the cabin and site are at dusk unless at a campground event or visiting the store.
-
Children must return to their site or cabin at the start of Quiet Hours.
The parent or guardian is ultimately responsible for each child's safety, and is also responsible for any damages done by a child under their supervision.
VEHICLES
-
All vehicles must be registered at the office. Each vehicle will be given a Beaver Valley vehicle pass.
-
Limit 1 vehicle per site. Maximum 2 vehicles per reservation. 2nd vehicle parking is located in the Event Hall parking area.
-
EV charging is not permitted. Office can direct you to nearby charging stations.
-
Dump station has a hose available. Do not wash vehicle or RV at your site.
ROADS & RECREATION
-
Speed limit is 5 mph and enforced for the safety of all guests. Violations may result in a fine, and up to a request to vacate. The safety of the children and pets on site are of the highest priority!

No ATVs or motorized recreational vehicles.
-
Electric bikes may only be driven in power mode by a driver 16+ with a valid driver’s license. All road rules apply include staying on the road.
-
Golf carts may only be driven by a driver 16+ with a valid driver’s license. Register in office.
PETS
No Pets - Cabins, Tiny Houses, Camping Cabins, Pool Area, Tiny Tot Area, Baseball Fields or Any Buildings
*We do not allow emotional support animals in any of the above.
Pets are welcome at the Campsites with the following strict guidelines:

A copy of a recent rabies vaccination must be on file for each pet at a site.
-
A pet cannot be left unattended outside. Do not crate, tie or gate pets outside while you are not present.
-
All pet waste must be picked up and put in the trash. Campers not cleaning up after their pets or improperly disposing of waste will be charged a $50 fine.
-
Pet owners are 100% liable for any pet caused injury or damage.
-
Guests must be leashed to their pets.
-
Authorized visitors are not allowed to bring pets.
WIFI
-
Free WiFi throughout the campground. Some areas have a stronger signal than others. The store/office always has a strong signal and there is a sitting area to use.
-
We are not responsible for any outages and will not give refunds for outages. We will contact our WiFi provider and IT contractor as soon as possible.
TV
-
No TV reception in cabins or tiny homes but we do have DVDs free to borrow in our camp store. Blockbuster Style!
POOLS
*Pools are strictly regulated by NYS regulations.
-
Use by registered overnight guests only. Pool use form at signed at check-in.
-
No lifeguard on duty. 2 adults 18+ must be present inside the pool for pool use by any person. You don’t need to know the other adult but there must be 2 present.
-
Children under 18 cannot enter the pool area without their guardian even if the child is a lifeguard.
-
Guardian is responsible for each child’s safety and behavior & any damages caused in the pool area.
-
No food, alcohol, pets, smoking or vaping in the pool area.
-
No furniture in the pools.
-
No swiming during rain.
-
Guests must leave the pool area at first sign of lightening or thunder. Pool will re-open 30 minutes after last sign of thunder or lightning.
-
Unauthorized entry, including fence jumping, will result in removal without refund.
-
We reserve the right to expel guests from the pool for behavioral issues.
CAMPFIRES
-
No outside firewood from more than a 50 miles away due to invasive bug species that kill local trees (DEC)
-
Fires must remain in designated fire rings. Never leave unattended.
-
Do not cut or collect wood or trees on property.
BOATING
-
No swimming in pond.
-
Be respectful of the wildlife such as beavers and turtles that live in the pond.
-
Boating is at your own risk.
-
Life jackets required at all times for all ages.
-
Must be 18+ to sign out a boat.
-
Children 10+ may boat with supervision by a guardian.
-
Children under 9 must have a guardian in the boat with them.
-
Outside boats or inflatables are not permitted on the campground pond. We can direct you to other ponds and lakes.
FISHING
-
Catch & Release fishing encouraged. State fishing license is not required.
FOOD BANK
-
At check out consider bringing any unopened food or hygiene items to the office for donation to the local food bank.
TRASH & RECYCLING
-
Dumpsters for trash & No Sort recycling are located on-site.
-
Trash is for household garbage only. Dumping of other types of garbage such as mattresses will result in a fine.
GRAY WATER
-
All grey water must be properly contained and disposed of.
-
A utility sink is available in the laundry room for washing dishes. Do not use the bathroom sink.
BALLFIELDS
Little League Field
-
Available for use by registered guests free of charge unless a game is scheduled or maintenance is being done.
-
This does not include exclusive use by one camper or camping group. Any camper who would like to be on the field must be allowed on the field just like how it works for the playground.
-
The Little League Field can be rented for your exclusive use. If rented the Little League can be used by others in your group who are not staying on site. A Certificate of Insurance & fee are required.
Major League Field
-
Only to be used with written permission after being rented. A Certificate of Insurance & fee are required.
Damage
-
Any damage done to a field will be paid for by the offending adult or the parent or guardian of the offending child. The minimum fine is $25. Max fine is dependent on damage done.
To prevent damage:
-
Do not jump the fence.
-
Do not attempt to do any field maintenance.
SECURITY & PRIVACY
-
Security cameras are in public areas. Private areas are: inside cabins, RVs, tents & tiny homes, restrooms and shower rooms.
-
No guest-installed cameras or surveillance devices permitted, including doorbell systems that have any audio or video ability.
-
Drones are not allowed.
-
For everyone’s safety no fire arms, air guns, BB guns, paintball guns, chain saws, sling shots, crossbows, bows & arrows, ammunition, fireworks or realistic looking toy weapons.

To maintain a welcoming space for all, campaign signage and flags are not allowed.
DRUGS, ALCOHOL & SMOKING
-
No illegal drugs or underage drinking. Law enforcement will be notified.
-
No alcohol, smoking, or vaping in common areas such as the playground, rec area, buildings, pools, baseball fields, etc.
-
Smoking and vaping are not permitted in rental buildings or near open windows. Heavy fee.
-
If smoke impacts others, you will be asked to relocate.
The guest accepts lodging privileges with the understanding that they release Beaver Valley, its officers and staff of all liability for loss or damage to property and injury to their person arising out of the use of the facilities, and agrees to indemnify Beaver Valley, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest arising out of the use of Beaver Valley facilities.
